Ojai Valley Update Market

The inventory this month in the Ojai Valley is lower than last month.


There are 205 homes and 25 mobile homes active on the market. 26 homes are in escrow and in the month of August, 26 homes were sold.
The lowest price was $330,000, for a 2 bedroom/1 bath, with 827 square feet, with a the lot size of 3484. This house was on the market for 225 days.
The highest price was $2,620,000, for a 3 bedroom/2.bath, 1200 square feet and a lot size of 51 acres. The house was on the market for 134 days.

Overall, average days on the market was 112, and the median price was set at $851,000

Market update

There are 234 homes on the market in the Ojai Valley. 31 are in escrow. In the month of June, 27 homes were sold.
The lowest price was $410,000, 2 bedrooms & 1 bath, 1095 square feet, lot size 3920, days on the market 26.
The highest price was at $3,650,000, 3 bedrooms & 4 baths, 2800 square feet and a lot size of 50 acreas, days on the market 71.
Overall, average days on the market was 100, median price $670,000

La Buona Tavola/The Art Of Cooking

Merluzzo al forno /Baked cod with garlic and mayonnaise

Ingredients:
4 anchovy filets
3 tbsp. chopped fresh parsley
6 tbsp olive oil
4 cod filets, skinned
1/3 cup plain breadcrumbs

Make your own mayonnaise and have some fun.
2 cloves garlic, finely chopped
1 egg yolk
1tsp mustard
3/4 cup vegetable oil
Salt & fresh black pepper

For 4 people:
Make the mayonnaise. First put the garlic in a small bowl. Mash it to a paste. Beat in the egg yolk and mustard. Add the oil in a thin stream while beating vigorously with a small whisk. When the mixture is thick and smooth, season with salt and pepper. Cover the bowl and keep cool.
Preheat the oven to 400f, chop the anchovy fillets with the parsley very finely. Place in a small bowl, and add pepper and 3 tbsp of the oil. Stir to a paste.
Place the cod fillets in one layer in an oiled baking dish. Spread the anchovy paste on the top of the cod fillets. Sprinkle with the breadcrumbs and the remaining oil. Bake for 20-25 minutes, or until the breadcrumbs are golden. Serve hot with the garlic mayonnaise.

In the month of April, 11 homes were sold as of May 4, only 7 homes are in escrow.

The most affordable was sold at $ 460,000. 3 bed, 1 bath, 884 sqft. Lot size 7200 sqft. Days on the market, 41.

The most expensive home was sold at $ 1,450,000. 3 bed, 2.50 bath. 2868 sqft. Lot size, 1.180 ac. Days on the market, 9.

There are 216 homes on the market in the Ojai Valley. Only 17 mobile homes are available, 15 are located in the adult parks, only 2 are located in the family parks.

In the month of March, 32 homes were sold.

The most affordable was sold at $375,000. 3 bed, 1 bath, 906 sqft. Lot size 6000 sqft. Days on the market, 71.

The most expensive home was sold at $2,000,000. 4 bed, 4.50 bath. 3461 sqft. Lot size, 94089sqft. Days on the market, 245.

Overall average days on the market for the month of March, was 132, median price, $692,000

We have a larger inventory in Camarillo.
As of today, there are 311 homes on the market. The most affordable is a 2 bed 1 bath listed at 479,000, 777 square feet large.
The most expensive is listed at $4,550,000, with 5 bed and 7 bath, 8000 square feet large.
In January we have had 25 homes sold. The most affordable was sold at $520,000 with 3 bed and 2 bath, 1500 square feet large.
The most expensive was sold at $1,188,000, 4 bed 4.5 bath, 4386 square feet large.
Average days on the market was 88, median price $600,000

WE have 116 active homes on the market. The most affordable is a 2 bedrooms and 1 bathroom priced at $419,000, 704 square feet large. The most expensive, is listed at $ 999,000, 3 bedrooms, 2 bath, 2061 square feet. 7 homes were sold in Juanary, the most affordable was a 2 bed 1 bath priced at 389,900, 944 square feet large. The most expensive was priced at 975,000, 4 bed, 3 bath, 2877 square feet. Average days on the market was 102, median price was $575,000.

2 bedrooms, 1 bathroom 700 square feet large. The most expensive, is listed at $7,500,000, has 4 bedrooms, 3, 5 baths, 3400 square feet large.
Only 7 homes were sold in January, the highest price was $689,900, lowest price $500,000 with a median price of $589,000.
Average day on the market was 112.

Better scenario in Ventura.
There are 289 homes on the market, The most affordable is listed at $ 339,000, has 2 bedrooms and 1 bathroom, 720 square feet large.
The most expensive is listed at $ 3,000,000, with 4 bedrooms and 3.5 bathrooms, 4966 square feet large.
40 homes were sold in the month of Juanary, highest price was $1,800,000, lowest price was 360,000.
Median price was 574,143, average day on the market was only 80 days.

Top 5 Tips: How to Sell Your House in the Winter

Does selling your home during the winter seem like a daunting task? It doesn’t have to be. If you follow a few simple rules, it can be a lot easier than you expect. In fact, winter can actually be a great time to sell. First off, there’s a lot less competition than the spring and summer months. Secondly, buyers who are looking for a home during the winter tend to be serious and motivated.

Here are a few tips to keep in mind:

1) Staging: Consider hiring a professional “stager” to stage your home. A good home stager can make your home feel more inviting and set it apart from your competition. A good stager can usually work with your existing furniture to create a welcoming environment.

2) Optimize Lighting: Dark is depressing, so optimize the lighting in your house to give it the appearance of being light and airy. Just think about it: if it’s gloomy outside, a bright home is sure to give prospective buyers a positive impression of your house. To ensure there’s lots of light in your house, use high wattage bulbs, make sure all the lights are already on, and make sure you only show your home during the high-daylight hours. If you have dark rooms, you can enhance light by placing spotlights on the floor behind your furniture.

3) Create a Mood: Consider putting on some very soft background music. Make sure there are pleasant smells throughout your home, but do not use anything too strong that could be off-putting to some buyers. Avoid deodorizers and perfumes which are usually too strong and some people may also be allergic to them. Your best bet is to bake some bread or cookies, which will create a really homey and inviting atmosphere. Just make sure there’s some tasty snacks available so your buyers aren’t disappointed or leave hungry.

4) Remove Shoes Before Entering Home: Have your prospective buyers either remove their shoes before they enter your house or provide paper booties they can wear: Not only will this keep your carpet and floors clean, it will reassure your buyers that you take excellent care of your home.

5) Don’t Overlook the Details: Wash all the windows. Grimy windows are a sign of a poorly cared for home. Clean any cobwebs. Remove unneeded items from your garage and storage spaces. Put these items in public storage. Your house and storage spaces will appear much larger. Clean your refrigerator out, vacuum daily, wash and wax your floors, polish chrome fixtures and clean your mirrors. It may seem like a lot of work, but it will be worth it!
